According to a study conducted by Avito Real Estate, in January of this year, the demand for buying housing in new buildings increased markedly compared to the previous month. At the same time, relative to last year's figures, demand has not recovered. It is still a third lower than in January 2022.

The study notes that in January of this year, the interest of Russians in multi-room apartments increased. So, for example, four—room apartments began to be interested in 17.3% more often, three—room apartments - by 11.8%, two-room apartments - by 12.4%. The demand for one-room apartments grew at a slower pace, increasing by 6% over the month. Studios were interested in only 1.2% more often.

Bryansk, Kazan, Omsk, St. Petersburg and Sevastopol became the cities where the demand for housing grew most rapidly. The demand for apartments in these cities has grown by almost a third. In Moscow, the demand for new buildings decreased by 5.2%.

Dmitry Alekseev, head of the primary real estate department of the service, noted that the increase in demand for new buildings is primarily due to the relatively stable situation. However, according to the expert's forecasts, in the short term, we should not expect a noticeable increase in demand for new buildings.

It is noted that the price of apartments in new buildings decreased by 0.9% compared to December 2022. At the same time, housing prices increased by 6.5% over the year. Prices for apartments in Moscow rose the fastest. During the month, apartments in the capital rose in price by 9.8%. There is also an increase in prices for apartments in Sochi, Stavropol, Krasnodar and Volgograd.
