The Central Bank will limit the mortgage programs of banks, the interest on which is significantly lower than the market. We are talking about cases when banks offer a "mortgage from the developer" with a reduced interest on the loan to 0.1%.

As explained in the Central Bank, lending programs from developers have recently spread in the market, in which borrowers are promised a very low percentage. This percentage is achieved due to the fact that the value of real estate increases by 20-30%. Then the developer pays this difference in price to the bank in the form of a commission to compensate for the loss of income of the credit institution.

"Such programs carry risks for borrowers, banks, and also distort general statistics, which ultimately prevents all participants from making informed decisions", - the regulator said in a statement.

The Central Bank noted that they intend to limit the use of such schemes.

So, from May 30 of this year, banks will have to form additional reserves for all such loans that were issued after March 15.

The Central Bank noted that credit institutions have enough opportunities to reduce rates due to market mechanisms.

Recall that now the key rate is 7.5%, while mortgage programs for borrowers on general terms start at 10.9%.
