In the vicinity of large cities, country houses are becoming more expensive. In the Nizhny Novgorod, Samara, Sverdlovsk and Voronezh regions, prices for three months have added 20-30%. There is a record in the Moscow region - here prices for cottages have almost doubled.

According to the federal real estate database Restate.ru, in many million-plus cities, prices for suburban real estate are also growing, but not at such impressive rates - the main price growth is over there, and the most liquid properties have already been selected. But at a distance of 30-50 kilometers from large metropolitan areas, there is more supply, and prices are still lower - interest in such objects from residents of million-plus cities has increased over the past three months.

Price growth was shown by 10 out of 15 regions bordering on million-plus cities. The cost of country houses in them for three months increased within 8-30%.

The absolute record belongs to the Moscow region: prices here fluctuated throughout the year, but over the past three months they have almost doubled - the average cost of home ownership is now 48.3 million rubles. Back in the middle of summer, the average cottage was offered for sale for 24-27 million rubles. The surge is also due to premium-class houses, which are widely represented in the Moscow region market. In elite cottage settlements, objects worth over half a billion rubles are on sale, and they dramatically change the overall price picture. In other regions, the purchase budgets for country houses are much more modest.

In the Nizhny Novgorod region, average prices fell slightly towards the end of spring, but since summer they have gone up and have grown by 28% in three months. The cost of an average house has added a million rubles - from 3.53 to 4.5 million rubles. Interestingly, in Nizhny Novgorod itself, prices have already, apparently, reached a peak and are not growing - the average offer price is 6.8 million rubles.

In the Samara region, prices dropped radically at the end of spring, but then soared again - a three-month increase was 21%, and prices for houses rose on average from 3.8 to 4.6 million rubles per object. There are not many left until last year's records - last October average prices reached 4.73 million. Prices in the city also continue to grow (plus 13%), now houses in Samara are twice as expensive as in the region - 9.4 million rubles.

In the Voronezh region, the growth in three months amounted to 24%, and the value of households in supply increased from 3.29 to 4.08 million, only slightly decreasing in October. Voronezh itself continues to rise in price (10% in three months), the average cottage here costs 5.7 million rubles.

In the Sverdlovsk region, the rise in price was 19%, up to 5.03 million rubles per object. In Novosibirsk, prices added 15.8% to 4.34 million. oblast (6%), etc. Here prices, albeit slowly, are still going up.

In the fall, the interest of most buyers in the suburban market is associated with the acquisition of land plots with a house (cottage, cottage, townhouse). According to various estimates, only 20% of requests concern the purchase of "bare" land plots - many were scared off by soaring prices for building materials. Now suburban real estate in the vicinity of large cities began to rise in price faster than apartments in them. It is not surprising - in these regions, a house with a land plot can still be bought at the price of an apartment in a metropolis, and in the current situation many are thinking about it”, - says Andrey Dobryi, head of the federal real estate base Restate.ru.

Recall that the peak in demand for suburban real estate fell on the spring of last year, when, due to the pandemic, the buyer grabbed any liquid suburban properties. As the quarantine was released, interest in the segment decreased, including due to soaring prices. But this spring, prices for suburban homes in many regions went down. Price growth resumed only in the summer, and with the beginning of autumn - against the backdrop of a new wave of quarantine restrictions - it intensified in many regions.

The upward trend in prices did not affect only a few regions. In the Leningrad Region, prices have increased by only one percent over the past three months. Here the peak, apparently, was reached in early summer (10.8 million rubles) and since then prices have stagnated.

Only two regions went into negative territory. The Krasnoyarsk Territory, where prices for country houses are marking time all year round (minus 1.17%) and the Chelyabinsk Region, where prices have steadily gone down (for three months, minus 6%). This millionaire is almost the only one in the country where the situation in all segments of real estate practically does not change, and prices did not grow even during the period of market activity.
