The developer himself wants to learn how to build a house with 25 floors in two weeks. It would be strange that some of the top developers would refuse to develop such a vein in the field of miracles called renovation.
Sergey Sobyanin promises to give 90 modular new buildings to displaced persons this year. During the three and a half years of the program, only 76 houses were commissioned, built in the usual way. It seems that, indeed, with the introduction of new technologies, developers will have a second wind. It is believed that ordinary Muscovites will only benefit from this - they will not have to wait for the weather by the sea for years - there is a distance from making panels at a factory to moving to new apartments. only 2-3 months.

What the builders offer to the participants of the renovation", 03/21/2021) Recall: the modular panels from which the house will be assembled are specialized structures 15 mx 6.5 m x 3.5 m. Such a "living unit" includes the base, external walls, internal partitions of the module and its roof, which corresponds to the ceiling of the apartment, as well as built-in flights of stairs and landings. Engineering systems have already been installed inside the walls.
Apartments, in fact, will be produced on the factory conveyor and delivered to the site at 97% availability - with laminate flooring, door handles and chrome heated towel rail in the bathroom - everything as promised by Sobyanin. The installation of a three-story section, which contains 25 modules, takes a day — of which six hours are taken by transportation, which has to be done at night. "It was obvious to specialists that an attempt by any means to keep the pace would lead to the mass production of substandard products. We abandoned the modules. The authorities also understood that people needed a normal house, and not these pre-fabricated cabins with a service life of 25 years", - recalls the architect Krotov.
Subsequently, they began to get rid of them, the renovation, if you remember, began with the slogan “Down with dilapidated housing!”. Demolished. Returning to block construction, without even touching on the commercial side of the matter, is a very serious question from a purely technical point of view.
You can tell as much as you like that modules have taken root in Europe, Germany is an example in terms of technological solutions. But in any modular systems there will definitely be a question of how they are attached to each other, how the seams are processed and sealed. This is handmade, jewelry work. This means that highly qualified specialists are needed. With an acute shortage of construction personnel in Moscow (the construction complex claims a shortage of 20,000 workers and vacancies for 8,000 installers), the first available migrants will do the responsible work. We must see what happens.
Second point. Modular houses in Germany are undersized - no higher than 4-5 floors. I think this is due not only to architectural preferences. Try it yourself from the parts of the "Lego" constructor to assemble the structure of floors for 20-30. A deviation by a millimeter can threaten the whole structure with a skew. There is a tendency towards high-rise construction in Moscow. Workers will be tortured to put props...
"From my point of view, those volumes of housing that are now trying to literally cram into the existing urban structure are conditioned by one thing - the desire of the business to get super-profits. For this, the authorities will put on stream and the construction of block housing. As always, without caring how popular such objects are among Muscovites, and even more so without thinking about the appearance of the city. In the last five months alone, the Moscow authorities have distributed 18 large contracts totaling 154 billion rubles. Most of these contracts were divided among themselves by Regionzhilstroy, FGC Vladimir Voronin, MIC Andrey Ryabinsky, PIK Sergey Gordeev and "Krost" Alexey Dobashin.

Moscow City Duma deputy Yelena Shuvalova is also involved in budget secrets. In her opinion, construction corporations came up with programs in order to get money from the state and regional budgets and get the maximum profit from the sale of housing: "2 floors will be built for the deportees, and 22 - for sale". The state expenditure on a building complex in Moscow is about a trillion rubles a year. And what is the income from the building complex? What is the return, and is there any?

Shuvalova's voters are only in favor. Quite different news came from the Moscow City Duma the other day. The majority of votes decided to give up parliamentary control over the budget and investment programs of the city. The United Russia party felt that the executive branch would do better with this.
But in any case, the question remains: will the resettlers receive "good" modules instead of "bad" Khrushchev-era apartments?
